I. Design Booklet Prices:

 

The following list the prices for Presentation Drawing of Cabin Plans displayed at the Web Site. The prices listed are based on weather you down-load the plans and print them with own computer, or you order a design booklet from us.

II. The Construction Document Package:
 
 

Each set of Cabin Plans, a Construction Document Package is a collection of standard drawings, details, diagrams and specifications that convey the design concept to the person who will construct the building. These are called "working drawings" or "blue-prints", typically they are required to obtain a building permit. The Construction Document Package graphically show the design of the cabin in scaled drawings including the measurement required. Specifications outlines important items the building contractor is responsible for the completion of the project. Specifications also include a quality level for the materials and products used in the design.

The following lists the drawings included in a typical Construction Document Package.

   

Cover Sheet: The Cover Sheet includes; an index of drawings included in the Construction Document Package, A Designer's image of the Cabin, and your information as the Owner of the Documents.

Floor Plans: Foundation or Lower Level Floor Plan, Main Level Floor Plan, Upper or Second Level Floor Plan, and Roof Plan.

Building Sections: Building Cross Sections, and selected Wall Sections.

Interior Elevations: Selected Elevations of interior rooms.

Exterior Elevations: Elevations of each face of the Cabin.

Details and Schedules: Enlarged detailed drawing that gives additional information to the Builder, Room Finish Schedule and Door Schedule.


III. The Construction Document Package Prices:

IV. Purchase Guide:
 

How many sets of a Construction Document Package will I need for the cabin design that I like?

A single set of a Construction Document Package is very helpful to study the cabins design and detail closely.

If you are planning to obtain a cost estimate from a local building contractor, you will need additional sets.

Multiple sets of a Construction Document Package has a lower cost per set compared to the cost of a single set.

To find out the number of Construction Documents Packages you need, ask your Building Contractor, Mortgage Lender and Local Building Official.

The following is a checklist for your convenience to determine the number of sets you will need.

V. Custom Design Services:
 

For your convenience and service, we offer Custom Design Services. Do you need alterations to a specific Cabin Design? Would like a completely new Cabin designed for your individual needs? We are professionally registered architects that have the qualifications you require to design your custom cabin. We will work in close communication with you to meet your design needs and budget.

Planning is essential for successful construction. Planning transfers your needs and expectations into reality. Our experience makes us aware of the services individuals require. We can modify an existing cabin plan by adding doors, windows or additional rooms. Finally, we can design a new plan from scratch to meet your unique needs.

Architect will charge the Owner a fee which is based upon the number of hours which the Architect works for the Owner. WE DO NOT PERFORM SERVICES FOR AN OWNER ON A FIXED FEE BASIS. Any figures quoted to the Owner for the total cost of services are merely estimates.

The steps required for a new cabin design are as follows:

1. We will help you create a Program and Features List, or "wish list". These include the rooms you require, specialty items or features, your priorities for the arrangement of spaces, aesthetic preferences, construction time-table and cost requirements.
2. After the wish list is completed and reviewed, we will conduct a personal consultation with you to identify and clarify your Program and Features List. From this consultation an agreement can be made to begin the design process.
3. In the Schematic Design Process, our architects develop optional solutions based on the information we have received. Free-hand drawings, plans and sketches are used to get your ideas to paper. You will be presented a packet of Schematic Design Documents of those ideas to review.
4. After you have had time to review the Schematic Design Documents, an additional consultation will be needed to conclude and finalize the Design. Based on your comments, the Design will be modified into a set of Construction Documents. From this process Construction Document Packages can be ordered through our normal process.

VI. Custom Design Hourly Rates:
The Owner will pay Atchitect for the Services in accordance with the following rates:


  Principle Architectural Project Management.
Principle Consultation Services, Meetings & Design.
Architectural Personnel Meetings & Design.
$100.00 per hour
 

  Principle Drafting.
Architectural Personnel Project Management.
$75.00 per hour
 
  Architectural Personnel Drafting.
Project Administrative Support.
$50.00 per hour
 
Reimbursable Expenses include the following:
  • Reproductions.
  • Postage and handling of drawings.
  • Professional consultation-
  • Travel and Mileage

VII. Advance Deposit:
  To begin work on the Project, The Owner agrees to pay the Architect an advance deposit which the Architect agrees to put in their trust account. The advance deposit will be used to pay Client's monthly bills from the Architect.
VIII. Consultant Services:
  The performance of the Services may require that Architect work with other building or construction professionals, such as mechanical engineers, structural engineers,
geotechnical consultants and surveyors. The Owner will pay all fees and costs charged by those professionals. Architect will not engage any of those professionals without first consulting with the Owner
IX. Price List Schedule Policy:
 

All prices are subject to change without notice and subject to availability. Reversed Plans allow two additional weeks at no extra charge. If you do not want to wait, mirror-image plans can be purchased with lettering and dimensioning shown backwards. You must specifically request either option when placing your order.

Our plans are designed to meet or exceed national building standards for residential type structures. Because of the differences in the climate and geography in the United States, each municipality has its own building codes, zoning requirements, ordinances and regulations. Your plan may need to be modified to comply with these municipal requirements.

It is your responsibility to obtain permits for construction and for inspections during construction. The process and requirements for construction can be obtained from your local building inspector. We authorize the use of our Construction Document Packages on the express condition that you strictly comply with all local building codes, zoning requirements and other applicable laws, regulations, ordinances, covenants and requirements.

Notice: Plans for homes to be built in certain States or municipalities must be re-drawn by a Registered professional in that State or municipality. Consult your building official for more information on this subject.

X. Terms, Conditions, Disclaimer and Purchase Policy:
 
  • These designs are protected under the terms of the United States Copyright Law and may not be copied or reproduced in any way, by any means, unless you have purchased Vellum Reproducible which clearly indicate your right to copy or reproduce.
  • We authorize the use of your chosen design as an aid in the construction of one cabin, cottage or vacation home only. You may not use this design to build a second or multiple dwellings without purchasing another Construction Document Package or Packages or paying additional design fees.
  • The title to the intellectual property rights in the plans shall remain with Cabins-Cottages.com. and Archos Architecture & Design, P.A.
  • Use of the plans in a manner inconsistent with this agreement is a violation of United States Copyright laws.

Modifications and Warranties:
Any modifications made to the Construction Document Package or Packages, Blueprints, and/or Vellum Reproducible by parties other than Cabins-Cottages.com. and Archos Architecture & Design, P.A. voids any warranties expressed or implied including the warranties of fitness for particular purpose and merchantability.

Disclaimer:
Substantial care and effort has gone into the creation of these Construction Document Packages and each individual Cabin Design. However, because we cannot provide on-site consultation, supervision and control over actual construction, and because of the variance in local building requirements, building practices and soil, seismatic, weather, climate and other conditions, WE CANNOT MAKE ANY WARRANTY, EXPRESSED OR IMPLIED, WITH RESPECT TO THE CONTENT OR USE OF OUR CONSTRUCTION DOCUMENT PACKAGES, INCLUDING BUT NOT LIMITED TO ANY WARRANTY OF MERCHANTABILITY OR OF FITNESS FOR A PARTICULAR PURPOSE.

Purchase Policy:
Your purchase includes a license to use the plans to construct one Cabin, Cottage or Vacation Home. These plans are not to be reproduced, modified or used to create derivative works. Additional sets of the same plan may be ordered within a 60-day period at $50/set, plus shipping and applicable tax. After 60 days, re-orders are treated as new orders.

Requests for refunds for Construction Document Packages will be honored for 50% of your purchase price for undamaged prints or Vellum Reproducible only. We cannot honor requests for refunds for damaged prints or Vellum Reproducible. It is the sole discretion of Cabins-Cottages.com. and Archos Architecture & Design, P.A. to which prints or Vellum Reproducible are damaged. If you send prints or Vellum Reproducibles to us for a refund, but they are damaged, we will return them to you. Though you will not get a refund, we will offer you a Construction Document Package for a (one) different Design at the cost of 50% of the purchase price for that order.
